And how many of these sold properties fall into the foreclosure or short sale category? The deep discounts provided by these distressed properties is the reason they are selling, not the stability of the market.
Pending sales is also a joke, what's the conversion rate of pending to an actual closing?? Many of the pending short sales aren't closing because the banks won't approve them. And the lack of financing options paired with a 70% LTV requires buyers to bring a lot of cash to the table.
Let's be honest about the situation, the market will need a long time to heal. This is just life as usual at the bottom.

I grew up in East Naples and live there today. I've never understood the real purpose of trying to promote an utopian vision for Bayshore. There is blight in many areas of the county, yet this single road gets the financial resources which would be better used as a set aside for other more pertinent spending items.
As property taxes continue to fall due to the overall deflation in real estate values, the county is going to find itself in a situation where it is more cash strapped than ever. Why take on an additional line of credit just to artifically inflate the value of land by engaging in the acquisition of property? If private individual investors / buyers are currently unwilling to invest in the CRA, then why force the issue?
Of course, Collier County Commissioners and planners don't think there is a recession going on...
