This area will likely hit bottom at 2001 prices, before the mad speculative frenzy began.
2003 prices would be realistic if you don't take into consideration the effect the credit crunch is having on sales.
SWFL was growing too fast for the infrastructure and was overly dependant on the construction industry for high-paying jobs that were soon going to disappear as we run out of buildable land.
Perhaps now the local governments and commerce chambers will begin to pay more attention to:
1) The tourist Euro and Dollar.
2) The retirement-medical facility Dollar. (assisted living)
Those will be driving the economy here for the next 20 years.

Good article Chris. Your price/interest ratio is a good point.
Now how about rents / PITI? I believe that will be the biggest determinant in the return of the investor market, that's what mostly popped the 1987 and 2004 bubbles.
No point in buying or building investment property if there isn't anyone around who can afford to pay the rent that you require to break even.

Because of the known code violations:
Is there a chance that one trailer could catch fire and spread to other too-close trailers?
How many people could lose their lives in such a tragedy?
How many of them could be children? One of them might have become the next President!
What should we be doing about it so that we don't have to wring our tear-soaked hands in grief if such a tragedy occured?
Is everyone buckling up? And quit smoking?

I'm believe our new Mayor has taken the right track in recognizing that small entrepreneurs and artists make the best urban pioneers.
Bonita Springs Council now has a golden opportunity with Bamboo village, thank-God we dodged that last misguided bullet!
Colonial is the only bank to build a branch in that area. It deserves to be recognized and rewarded for its far-sightedness and commitment to the City of Bonita!

I share your concern.
On the one hand, bringing in a private engineering firm could possibly speed up the process and give the City a better control on what's going on within its boundaries.
If that's the case then I'm all for it!
On the other hand, by going with a for-profit firm; could we be submitting the entrepeneurs and builders who are trying to get things going to endless unnecessary review upon review to pump up fees?
That was my experience today.

Other areas have promoted growth by writing 99-year lease/options of goverment owned land with the understanding that the option could be called by the govt. entity at the second resale of the property.
This allows those urban pioneers to get in with a lower cash threshold, the govt. entity benefits from an increased tax base + lease payments from the land, and sets in motion the renovation of a blighted area.
